Technician troubleshooting leaking aircon drain pipe
Drainage fault: Technician troubleshooting a clogged internal drain pipe causing water to leak down a bedroom wall in Cyberjaya.

You’re sitting in your living room or waking up in the middle of the night, and you hear a persistent drip, drip, drip. You look up, and water is streaming down your wall, soaking your curtains, or puddling on your wooden parquet flooring.

In Cyberjaya, Cyberjaya, Dengkil & Puchong South, where humidity routinely hovers above 80%, an air conditioner produces between 1 to 3 litres of condensed water every hour. When everything is working, that water flows down into an internal drain tray and exits cleanly outside through a PVC pipe. When it leaks inside, one of four specific things has happened.

1. The #1 Cause: Bacterial "Jelly Slime" in the Drain Pipe (80% of Cases)

This is by far the most frequent issue we encounter in homes across Presint 11, Presint 9, and Cyberjaya condominiums. It is almost never a mechanical failure.

When your air conditioner cools warm air, condensation forms on the aluminum cooling coil. Microscopic room dust, dead skin flakes, and airborne mould spores get trapped in this moisture. Over 4 to 6 months in Malaysia’s tropical warmth, this mixture turns into a thick, transparent jelly sludge (bacterial biofilm).

Eventually, a plug of this slime gets lodged in the 16mm or 20mm PVC drain pipe. The water backs up into the internal drain pan, fills it to the brim, and spills over the edge right down your wall.

Thick bacterial jelly slime blockage in aircon drain pipe
Under the microscope: Thick bacterial jelly slime and fungal biofilm extracted from a blocked drain pipe. In Malaysia's 80%+ humidity, airborne room dust combined with coil condensation produces this dense jelly blockage in just 4 to 6 months.
The Red Flag: If your aircon was cooling fine for months and suddenly starts dripping water from the front or right corner during heavy operation, it is almost certainly a blocked drain pipe.

2. Frozen Cooling Coil Melting All at Once

If you shine a flashlight into the air louvres and see white frost or solid ice on the cooling fins, your leak isn't a drain blockage — it's an airflow or refrigerant problem.

When the indoor blower fan or air filter is choked with thick dust, air cannot pass through the cooling coil quickly enough. The refrigerant drops below 0°C, causing all condensation to freeze solid. Once you switch off the unit or the compressor cycles down, that entire slab of ice melts within 15 minutes, overwhelming the drain pan and cascading down the casing.

3. Improper Gradient or Back-Sloping Drainage

Gravity is the only thing moving water out of your indoor aircon. The internal drain pan and the PVC pipe running to your bathroom or balcony must maintain a consistent downward slope (minimum 1:100 gradient).

We frequently find installations in newly renovated Cyberjaya units where contractors installed the wall bracket without a spirit level, or where the flexible drain pipe was pinched inside gypsum plasterboard. If the unit tilts even 3 millimetres backwards, water will accumulate in the rear reservoir and drip behind the wallpaper.

4. Cracked Drain Tray or Dislodged Flexible Hose

In older units (6+ years old), the plastic drain tray can become brittle and develop micro-cracks from thermal expansion. Alternatively, aggressive cleaning by inexperienced handymen who pull on the casing can dislodge the rubber drain stopper from the tray spigot.

Immediate Emergency Steps: What To Do Right Now

1

Turn off the air conditioner immediately

Do not leave it running with a towel underneath. Running the compressor produces up to 3 litres of new water every hour. Shut it down to prevent water penetrating your electrical board or rotting your baseboards.

2

Protect furniture and lay waterproof plastic

Water dripping down drywall can seep behind electrical wall sockets. Move laptops, beddings, and power strips away from the drip line.

3

Check the outdoor drain pipe outlet

Go to your bathroom or balcony where the drain pipe terminates. If no water is coming out while the indoor unit is dripping, the pipe is 100% choked with sludge.

4

DO NOT jam metal wire or coat hangers into the pipe

Metal hangers easily puncture the soft corrugated hose inside the wall casing, turning an easy RM120 unblock into an expensive in-wall replumbing job.

How Cybercool Fixes Water Leaks Permanently

When we arrive at your home for a water leak repair (RM120 for 1.0–1.5 HP), we don't just blow through the pipe and leave:

  • High-Vacuum Flush: We hook a wet vacuum directly to the outdoor drain pipe to extract all bacterial sludge and mould blocks.
  • Tray Sanitization: We clean the internal drain pan with an antibacterial wash to stop mould from regrowing immediately.
  • Digital Incline Check: We verify the spirit-level pitch of the indoor unit on the wall bracket.
  • Continuous Flow Test: We pour 2 litres of water through the coil and observe the drainage exit before requesting payment.
